In our work preparing Reserve Studies, we find that a relatively small number of components typically dominate the findings of the report. Three of the most influential components are roofing, painting/siding, and asphalt. As a result, it is vitally important that the Useful Life, Remaining Useful Life, and Current Replacement Cost of these items are accurately reflected in the Reserve Study. In cases like this, we rely on the guidance of outside experts to keep us up to date on the latest developments.
