Will Simons, RS, EBP

President
Will Simons, RS, EBP joined the Association Reserves team in 2008 after spending time in the insurance and commercial real estate fields. Will served as a Project Manager for three years before establishing our Florida office in 2011. He has since completed or overseen more than 3,000 Reserve Studies and earned the Community Associations Institute (CAI) designation of Reserve Specialist (RS #190). He is also a Florida-licensed Continuing Education Provider (#0005433) for Community Association Managers. Will’s experience includes all types of condominium and homeowners’ associations throughout the southeastern United States. His clients have ranged from modern, luxury high-rises to homeowners’ associations representing thousands of homes. Will has also provided Reserve Studies for many timeshare/fractional properties, resorts, schools, marinas, country clubs, historic properties, and commercial developments. A frequent author and speaker on the subject of Reserve planning, he also served as the Treasurer and Vice President of his own HOA for six years, representing a community of over 600 homes with a budget exceeding $1 million. Will holds a bachelor’s degree in Business Administration from the University of Southern California.

Susan Farrell

Client Services Manager
Susan Farrell joined the Association Reserves team in 2019 and serves as our Client Services Manager. She earned her Bachelor’s degree in Business Administration from Reinhardt University and has more than 20 years of experience working in a corporate environment. Prior to joining our team, Susan spent over 10 years as a Senior Administrator for the International Executive Services practice at KPMG.In her current role as Client Services Manager for the Florida office, Susan enjoys interacting with clients and team members alike. A native of New Hampshire, she now lives in the greater Atlanta area with her husband and daughter.

Jeffrey Guenther, PE, CAM, EBP

Senior Structural Engineer

Jeff joined Association Reserves in 2023, having become professionally interested in Milestone Inspections and Structural Integrity Reserve Studies in the wake of the Champlain Towers South collapse. Growing up in Ohio and Kentucky, a childhood fascination with bridges, tall buildings and other structures led to a lifelong interest in the built environment. This curiosity and skillset eventually led to a Bachelor’s Degree in Civil Engineering with a Structural specialty from the University of Kentucky. Following graduation, he joined the US Peace Corps, working in Africa as a Bridge/Road Engineer and then later worked at Tokuyama Kosen, an engineering college in Japan as a teacher of English/Physics. His early career was spent performing Structural Engineering design of commercial, residential, and industrial buildings and structures, including work with Procter & Gamble, GE and Toyota Motor Manufacturing, and he earned the first of his Professional Engineering (PE) licenses in Ohio in 1991. He later expanded his horizons by obtaining an MBA in 2001 from the University of Cincinnati. Jeff’s experience in Florida began in 2005, when he earned his Florida PE license and began assisting with recovery after Hurricanes Charlie, Frances and Jean. He has happily resided in Florida ever since, mainly performing building inspections as an expert witness for construction defect and insurance claims. Many of these inspections involved Condo and HOA Associations, leading Jeff to obtain a Community Association Manager (CAM) license to better understand the laws and rules affecting Florida Associations. Jeff has been active within his 1,450 home HOA in West Palm Beach, as a Board and Committee Member, and Tennis/Pickleball hack.

Joshua Hardin, RS, EBP

Vice President of Operations

Joshua Hardin, RS, EBP joined the Association Reserves team in 2019. Joshua earned a Bachelor’s of Science Degree in Industrial Engineering from Clemson University, after which he spent several years climbing the ranks in the manufacturing industry. Joshua has held multiple managerial roles in a Fortune 500 solutions-based company where he led process improvement, day-to-day operations, and customer satisfaction. He combines a technical mindset with thorough attention-to-detail and follow-through, focusing on client success as the first and final goal. Josh has earned the Reserve Specialist credential through CAI, and primarily services our clients in the Tri-County area of Florida and the Treasure Coast.

David Whann, MBA, RS, EBP

Director of Operations

David Whann, MBA, RS, EBP joined the Association Reserves – FL team in 2016, and now represents Association Reserves as the Director of Operations. A lifelong Florida resident, David obtained both his Bachelor’s Degree in Accounting and Master’s Degree in Business Administration from the University of South Florida. He has prepared Reserve Studies for a wide range of property types, from luxury high-rise properties to sprawling single-family home communities. David earned the Community Associations Institute (CAI) designation of Reserve Specialist (RS #369). David’s other responsibilities include the development of internal tools and systems to ensure our studies are accurate, comprehensive, and consistent with the latest industry trends and knowledge.

Jake Gibson, MBA

Director of Operations

Jake Gibson, MBA joined the Association Reserves team in 2024 as Director of Operations. Jake earned his Bachelor’s degree in Sports Administration from the University of Louisville and Master’s Degree in Business Administration from Stony Brook University. He has extensive experience in facility management, project management, and property management in both the Real Estate and Sports & Entertainment industries. He has worked on Capital Projects with total value exceeding $230 Million in his career. Jake currently resides in Orlando, Florida and is working to earn his Reserve Specialist credential through CAI. His responsibilities will include management and innovation of internal tools and systems to ensure our studies are accurate, comprehensive, and consistent with the latest industry trends and knowledge.

Abe El-Masri, P. Eng, RS, EBP

Territory Manager
Abe El-Masri, P. Eng, RS, EBP joined the Association Reserves team in 2017. He holds a Bachelor’s of Science Degree in Civil Engineering from University of Calgary, Canada. After working with the Department of National Defence (Canada) in the Construction Engineering division, Abe worked at a reputable engineering firm in Canada before relocating to south Florida. Prior to joining our team, Abe worked as a Project Engineer for a local construction firm. In that role, he took on numerous responsibilities including assisting senior engineers in the construction field, monitoring project schedules, production, cost estimation and value engineering, just to name a few. Abe earned the Community Associations Institute (CAI) designation of Reserve Specialist (RS #368) and is a designated P. Eng, the Canadian equivalent of a Professional Engineer. Abe primarily services our clients in the Tri-County area of Florida.

Matthew Straley, RS, EBP

Territory Manager

Matthew Straley, RS, EBP joined the Association Reserves team as a Project Manager in 2019. He earned a Bachelor’s of Science Degree in Mechanical Engineering from the New Mexico Institute of Mining and Technology. Prior to joining our firm, Matt worked in construction, manufacturing, and technical sales. In his prior project management roles, Matt oversaw construction for stucco, EIFS, drywall, and framing projects. As a Sales and Manufacturing Engineer, Matt was instrumental in designing and developing positive rapport with customers through excellent communication and customer service. He brings an analytical mindset and an empathetic outlook into his work. Matt has earned the Reserve Specialist credential through CAI, and primarily services our clients in the Tri-County area of Florida and the Florida Keys.

Shawn Conover, EIT, RS, EBP

Senior Project Manager

Shawn Conover, EIT, EBP joined the Association Reserves team as a Project Manager in 2022. Shawn earned a Bachelor’s of Science Degree in Civil Engineering and a Structural Engineering Minor from Trine University. While attending Trine University Shawn was the president of Trine’s student chapter of ITE (Institute of Transportation Engineers) for two years, and also played on the school’s baseball team. Shawn earned his Reserve Specialist credential through CAI in 2024 and primarily services our clients in the greater Tampa Bay-Orlando corridor and along the Gulf Coast.

Jacob Conley, RS, EBP

Senior Project Manager

Jacob Conley, EBP joined the Association Reserves team as a Project Manager in 2022. He earned a Bachelor of Science Degree in Civil Engineering from Trine University and an Associate in Science degree from Black Hawk College. At Trine University, Jake was the treasurer for the Institute of Transportation Engineers (ITE), as well as captain of the school’s baseball team. Prior to joining our firm, Jake worked in the construction field for general contractors. In his prior project engineering roles, Jake oversaw construction for large commercial projects. Jake earned his Reserve Specialist credential through CAI in 2024 and primarily services our clients in the greater Tampa Bay-Orlando corridor and along the Gulf Coast.

Justin Fales, RS, EBP

Senior Project Manager

Justin Fales, EBP joined the Association Reserves team in 2022. A native of Naples, Florida (and an Eagle Scout), Justin earned a Bachelor’s of Science degree in Industrial Engineering from St. Ambrose University, after which he worked as the Operations Manager at Modern Woodmen Park. In this role, Justin managed, oversaw and coordinated all operations-related work on site, served as point of contact for all maintenance and repair work, and was responsible for ballpark safety and security. From his studies in engineering and experience in operations, Justin brings with him an analytical mindset and the discipline needed to bring the best results to the client. Justin earned his Reserve Specialist credential through CAI in 2024 and primarily services our clients in southwest Florida/southern Gulf Coast region.

Olivia Schiappa, RS, EBP

Senior Project Manager

Olivia Schiappa, EBP joined the Association Reserves team in 2022. Olivia earned a Bachelor’s of Science degree in Industrial Engineering from Clemson University, after which she worked in the aerospace manufacturing industry as a Production Engineer. In this role, Olivia worked under the production manager developing process time standards, leading continuous improvement projects, and engaging in all aspects of the production process. Through her experience, Olivia developed strong technical, analytical, and problem-solving skills. Olivia earned her Reserve Specialist credential through CAI in 2024 and primarily services our clients in the Tri-County areas of Florida.

Guillermo Estenoz, BSCE, RS

Senior Project Manager

Guillermo Estenoz joined the Association Reserves team in 2022. He holds a Bachelor of Science in Civil Engineering from Florida International University. After graduation, he began his career as a Building Envelope Consultant for an engineering consulting firm to make sure alterations and installations met the regulatory standards of safety, accessibility, sustainability, and design. Before joining our team, Guillermo worked as a Consultant and Senior Staff Engineer for the Discovery and Diagnostic Department. He was responsible for handling investigation and inspections of building structures to ensure compliance with industry regulations and discovering reasons for failure. Currently, he is pursuing his MBA degree at the University of Florida, ending July 2023. Guillermo earned his Reserve Specialist credential through CAI in 2024 and primarily services our clients in the Tri-County area.

Jon Seal, EBP

Senior Project Manager
Jon Seal, EBP joined the Association Reserves team as a Project Manager in 2023. He earned a Bachelor of Science Degree in Construction Management from Everglades University. While obtaining his degree, Jon worked his way into a Project Manager role for a General Contractor specializing in Design/Build construction projects for Veteran’s Affairs Hospitals throughout the state of Florida. During his tenure, Jon worked and managed over $30 million in construction projects while obtaining multiple construction safety and operations credentials. Jon is also a Florida-licensed Home Inspector (HI14084) and continues to conduct 4-point and Wind Mitigation Inspections. A native of Virginia, Jon now resides in the Treasure Coast of Florida and primarily services our clients in the Treasure Coast and into Central Florida. Jon is currently working toward earning the Reserve Specialist credential through CAI.

Christopher Graupner, EBP

Project Manager

Christopher Graupner, EBP joined the Association Reserve team in 2023 and now serves as a Project Manager. Originally from South Africa, Christopher earned his Bachelor of Science Degree in Mechanical Engineering from the University of Central Florida (UCF). He then continued to be a Mechanical Engineer for Valmet Inc. in Alabama for 4 years. He has worked on projects that cost over $15 million, designing and implementing various equipment and structures to ensure customers reached their goals. Christopher currently resides in Orlando, Florida where he primarily serves clients within the Central Florida Region and is currently working to earn his Reserve Specialist credential through CAI.

Richard Hicks, MSME, EBP

Project Manager
Richard Hicks, MSME, EBP joined Association Reserves as a project manager in 2023. He has earned degrees in Mechanical Engineering with his bachelor’s from the University of South Florida and his master’s from the University of Florida. Between his degrees, Richard worked in research for a robotics lab working on projects and demonstrations. He transitioned to working as a boiler field service engineer for General Electric advising repairs, testing systems, and conducting inspections of utility power plants and paper mills throughout the eastern half of the United States. As a native of Broward, he has happily returned to the area and primarily serves our clients within the tri-county area. Richard is currently working to earn his Reserve Specialist credential through CAI.

Structural integrity reserve studies update

We are pleased to announce that Association Reserves is currently offering Structural Integrity Reserve Studies (SIRS) in compliance with Florida Senate Bill 154, which was signed into law by Governor DeSantis on June 9th, 2023

Our team of Project Managers possesses the necessary knowledge and experience to create these Reserve Studies, which are designed to help you make informed decisions guiding your community’s planning and budgeting process. Unlike some other providers, our studies will provide a complete list of all components appropriate for Reserve funding in accordance with industry standards, including those specifically required by the new law. Our flexible financial analysis tools will ensure that Reserve Studies prepared by Association Reserves follow the new regulations while also providing the funds necessary to perform all your major repair and replacement projects in a timely manner, promoting strong property values.
