Christian Colunga, RS
Christian joined Association Reserves in 2008 after graduating from California Lutheran University where he completed a BS in International Business. Christian has traveled extensively for business both domestically and internationally, including site inspection trips to England, France, and Spain. He has a background in the Investment Banking and Insurance industries and is a Community Associations Institute (CAI) credentialed Reserve Specialist (RS #208). As a Project Manager, Christian demonstrates the ability to think critically and communicate effectively in order to provide clients with accurate and clear solutions. In his free time, Christian enjoys golfing, surfing, and snowboarding.
Aaron joined the Association Reserves team in 2013 after graduating from Pepperdine University. His experience includes extensive work in mortgage field services including property preservation and rehabilitation as well as in entertainment as a production assistant and musician. Aaron takes to heart the importance of developing strong relationships with Association clients in order to provide each of them with excellent customer service and Reserve Studies that are easy to understand. When not in the office, Aaron enjoys writing, stand-up paddle boarding, and playing both the bass and ukulele in bands.
Sean Kargari, RS
Senior Project Manager
Sean joined Association Reserves, Inc. in 2003 after graduating from Cal State Northridge. He has since completed over 1,000 Reserve Studies for a wide range of properties including condominiums, luxury timeshare resorts, high-rises, schools, libraries, and religious facilities. For his expertise, he earned the Community Association Institute’s (CAI) Reserve Specialist (RS) designation and has the distinction of being RS #115. His Reserve Study experience includes projects across the lower-48 States, as well as abroad, including Spain, the United Kingdom, France, and Dubai. He currently oversees the production staff at our corporate office in Calabasas. In his spare time Sean enjoys traveling, scuba diving, and fishing. He recently has taken up long-distance running and completed both the Los Angeles and San Francisco Marathons in 2011.
Johannes Koerm, RS
A Chicago, IL native, Johannes began working for Association Reserves in 2011 after obtaining a degree in Business Management from California Lutheran University. He came to Association Reserves with a strong background in residential and commercial real estate, specializing in multi-family investment properties and vacation homes. That experience, along with his passion for customer service, has translated well into providing thorough insight into the needs and interests of his Association clients. When not at the office, Johannes can be found at the golf course, the beach or exploring mountain trails on his bike.
Kevin joined Association Reserves, Inc. in 2013 after graduating from California Lutheran University with a BS in Business Administration. He enjoys the demands of this job which require him to think critically through situations as well as to communicate clearly with clients, in order to bring clarity to Reserve planning and disclosure. In his free time Kevin enjoys playing golf, cheering for the Dodgers, and other various outdoor activities.
Robert M. Nordlund, PE, RS
CEO & Founder
A registered professional engineer, Robert has been involved in the Community Associations industry since 1982. As President of his own homeowners association, he recognized how vital long-term reserve planning was to the health of Association-governed communities. Robert founded Association Reserves, Inc. in 1986 and has pioneered many widely used reserve funding concepts. For his expertise, he earned the Community Association Institute’s (CAI) Reserve Specialist (RS) designation and has the distinction of being RS #5. Robert was involved in creating the 1998 National Reserve Study Standards and has greatly influenced the Reserve Study industry. He is a past Chairman of CAI’s Reserve Professionals Committee, past Chairman of the Association of Professional Reserve Analysts, and past President of the Community Association’s Institute (CAI) Greater Los Angeles Chapter. He currently serves on CAI’s national housing steering committee. Robert regularly writes on the topic of Reserve Studies and is a frequent speaker in industry-sponsored seminars and presentations throughout the United States. He is often called to serve as an expert witness in litigation involving reserve issues. A gifted mathematician, Robert is a 1980 graduate of the University of Washington and a member of the prestigious Tau Beta Pi engineering honor society. Prior to forming Association Reserves, he worked as a Lead Engineer at Rockwell International on the Space Shuttle Main Engine Program. Robert is married and has two grown children. When he’s not working, you can find Robert in the gym, on the golf course, or rooting for Navy or the Fighting Irish.
Office and Client Relations Manager
Carol Serrano has been a pillar of the Association Reserves family since 1994. Prior to that time, she worked for a major Southern California developer. As our Office Manager, Carol’s demonstrates the efficiency, organizational skills, and attention to detail necessary to keep our far-flung operation running smoothly. Carol graduated from California State University, Northridge, and lives in Simi Valley with her husband and their two boys. In her spare time she likes to run and swim. Last year she checked off an item on her bucket list, completing her first LA Marathon.

A true people-Person, Kris joined our staff in 1995 with a background in customer service. It is Kris’s responsibility to increase the stature and reputation of Association Reserves as a premium provider of Reserve Studies, by providing world-class customer service to current and prospective clients. Kris accomplishes this by using her in-depth market and product knowledge to answer product and service questions, make recommendations, and resolve problems. She assists prospective clients in the proposal process, explaining the range of services offered and helping them make informed purchase decisions. She also shepherds clients through the go-ahead process by seeing to it that all necessary information has been received. Kris serves as the “hub” of communications for our company and has recently started hosting our monthly educational webinars. Kris is an avid gardener and enjoys decorating, but is kept happiest and busiest entertaining her large family.
