We began preparing Reserve Studies in the State of Hawaii back in 1988. In order to meet the growing needs of our Hawaii clients, the Hawaii (HI) office was established in 2006. Our goal has always remained the same – to help Board members & Managers make informed and responsible decisions regarding their reserve funding. A foundational aspect of that goal is creating Reserve Studies that are based on the conditions and costs unique to these beautiful islands. Our clients range from large master planned communities on Maui & downtown Honolulu high-rises to small townhome & apartment-style condominium associations on the Big Island and Molokai. Our Reports clearly state the current level of funding (Reserve Fund strength) and provide association-governed communities with a powerful 30 year Reserve funding plan. For site-inspection based studies, detailed measurements, inspection comments, and photographs are always included. Designed to comply with Hawaii Reserve Study State Law, every report also meets National Reserve Study Standards. We deliver reliable, accurate Reserve Studies in your desired time frame. Our experience and our knowledge of current conditions and costs, based on long-established vendor and contractor relationships, is what sets us apart in the Hawaii market.

Sean Kargari, NRSS, RS

President
Sean joined Association Reserves in 2003 after graduating from Cal State Northridge. He has since completed over 4,000 Reserve Studies for a wide range of properties including condominiums, luxury timeshare resorts, high-rises, schools, libraries, municipalities, and religious facilities. For his expertise, he earned the Community Association Institute’s (CAI) Reserve Specialist (RS) designation and has the distinction of being RS #115. He has also earned the Nevada Reserve Study Specialist (NRSS) designation (#299). His Reserve Study experience includes projects across the lower-48 States, as well as abroad, including Spain, the United Kingdom, France, Indonesia, Puerto Rico, Mexico, Thailand, Macau, and the United Arab Emirates. Sean became President of the Los Angeles Office in 2019, overseeing all operations within Los Angeles County, as well as the States of Hawaii and Nevada. Sean is a proud husband and father, who enjoys spending quality time with his family, traveling, studying history, and rooting for his hometown Dodgers.

Carol Serrano

Office and Client Relations Manager

Carol Serrano has been a pillar of the Association Reserves family since 1994. Prior to that time, she worked for a major Southern California developer. Carol maintains and strengthens relations between the company and clients. She acts as the primary point of contact and her responsibilities include managing accounts, resolving issues and understanding the client needs. She works to have the operation running smoothly. Carol graduated from California State University, Northridge. In her spare time you may see her on the golf course or training for that next race.

Johannes Koerm, RS

Senior Project Manager
A Chicago, IL native, Johannes joined Association Reserves in 2011 after obtaining a degree in Business Management from California Lutheran University and is currently serving as a Senior Project Manager on our staff. Drawing on his background in commercial real estate and facilities maintenance, Johannes brings a solution-driven approach to every client engagement. Johannes has experience working with clients through North America and Europe on a wide range of property types, including high-rises, vacation ownership resorts, schools, worship facilities, and municipalities. Johannes is particularly passionate about fostering principed Reserve guidance and clear communication with his clients. In his spare time, Johannes enjoys staying active through golf, fitness, and travel.

Una Hart, RS

Project Manager
Una Hart is a highly experienced Reserve Specialist, having completed more than 2,200 Reserve Studies and has worked in California, Nevada, Hawaii and internationally. Una joined Association Reserves in 2017, working for both the corporate and Los Angeles offices. She has an extensive background in technical reports, having worked as a technical writer for Walt Disney Imagineering the research and development arm of the Walt Disney Company, responsible for the creation, design, and construction of Disney theme parks and attractions worldwide. As such, Una brings a comprehensive understanding of electro-mechanical systems, construction and renovation as well as a commitment to research and attention to detail. Una has a long history of relationships built on trust, understanding that each property and each client is unique with its own timelines and leadership structure. Her expertise in the dynamics of each project is essential to her success. Una has experience working on a wide range of Hawaii clients throughout Oahu, Maui, and the Big Island, including non-residential properties, such as schools and business parks.

Logan Flanagan

Project Manager

Logan joined Association Reserves in 2022, and now serves as a Project Manager serving clients throughout Southern California and Hawaii. Logan draws on a unique professional background as a pool and commercial property technician, bringing specialized expertise in water chemistry and complex mechanical equipment to his inspections. Logan is known for a meticulous, research-driven approach, often collaborating with vendors to ensure every replacement schedule is both realistic and precise. A standout contributor to the team, Logan spearheaded the development of a localized pricing guide for the firm’s Hawaiian clients to improve data accuracy across the territory. Logan stays active outdoors through surfing and rock climbing and also enjoys playing the saxophone and piano.

Rigo Mendoza

Project Manager

Rigo joined the Association Reserves team in 2023 after graduating from Cal State Northridge University with a degree in Business Management. As a Project Manager, Rigo provides clients with essential roadmaps for maintaining their common areas. Rigo draws on a professional background in electrical construction and real estate marketing to offer a well-rounded perspective on every project. Rigo is deeply committed to building strong client relationships, prioritizing clear communication and a collaborative approach to problem-solving. His drive for excellence is evident in his early career milestones, which include high-profile projects for an airport and properties in Thailand, and has worked with clients throughout the Islands. Outside of work, Rigo brings that same high energy to his passions for endurance sports, dancing, and enjoying the natural beauty of the beach.

SueLynn Kim

Project Manager

SueLynn joined our Association Reserves team in 2023. A graduate of UCLA with a degree in International Development Studies, SueLynn partners with board members and stakeholders to craft accurate, accessible reserve studies through diligent inspections and data management. She leverages a strong professional background in nonprofit fundraising operations, bringing specialized expertise in database hygiene, budget management, and client relations to her role. Known for her high standards and love for problem-solving, SueLynn believes that active listening is the key to delivering studies that associations find truly valuable. Outside of work, SueLynn is a proud new mother who channels her tenacity into cooking, woodworking, and gardening with the goal of one day establishing a family homestead.

Nelson Rivas

Project Coordinator

As a Project Coordinator, Nelson manages essential operational tasks ranging from accounts receivable and client communications to preparing custom proposals and site inspection data. Nelson has a degree in Industrial Engineering, and brings over a decade of diverse experience in construction, equipment maintenance, and procurement to the team. Nelson approaches his work with a keen attention to detail and a commitment to clear communication, ensuring every project comes together seamlessly for both managers and clients. He particularly values the supportive culture of the Association Reserves team and the professional flexibility that allows him to excel in his role. Outside of work, Nelson stays driven by new challenges like mountain climbing and pickleball, and he enjoys the newfound opportunity to travel abroad.

Froilyn Cabrera

Project Coordinator

As a Project Coordinator, Froilyn provides vital technical and administrative support, from managing component inventories and precise site measurements to coordinating complex task assignments. She joined the team in 2019 with over a decade of experience in engineering and project management, specializing in system integration and technical leadership for large-scale overseas projects. Froilyn takes great pride in her ability to solve complex problems, such as utilizing architectural drawings to provide accurate reserve estimates for properties still under construction. She thrives in the company’s collaborative environment, where her meticulous attention to detail and process improvement skills keep operations running smoothly. Outside of work, Froilyn is an avid traveler, a dedicated cat lover, and the President of her local pickleball club, and also enjoys crafting barista-quality iced coffees.
