Association Reserves has been professionally conducting Reserve Studies in the Midwest region since 1995. Due to an increasing volume of work in the region, the Chicago office was established in order to better serve the needs of our clients. Whether your association is a downtown high-rise, a townhome community, a single-family home development, or a one-of-a-kind resort property, we have the resources and experience to help you plan now to prepare for your future. We are also aware of the local weather conditions and environmental impacts on your Association’s assets. We are pleased to be able to serve the Great Lakes region locally and continue to meet the needs of our current customers throughout the region. Co-Lee Grev, AMS, PCAM, RS

President
Co-Lee joined Association Reserves in 2022, bringing over 20 years of expertise in the Common Interest Development industry. She has managed and provided reserve analysis consultations for a diverse range of developments, including HOAs, condominiums, private clubs, churches, campgrounds, schools, and water districts. Since shifting her focus to the Midwest and Northeast, Co-Lee has applied her extensive experience to help associations with long-term planning and sustainability in these regions. For the past two years, she has also served on the National Reserve Study Standards Committee, playing a key role in shaping industry standards. Her professional qualifications include the prestigious Association Management Specialist (AMS) #4859, Professional Community Association Manager (PCAM) #1963, and Reserve Specialist (RS) #367 designations, awarded by the Community Association Institute (CAI).

Jacob Conley, RS, EBP

Senior Project Manager
Jacob Conley, EBP joined Association Reserves in 2022, bringing a strong engineering and construction background to the firm. With formal training in civil engineering, Jacob has supported a wide range of complex commercial and community projects, giving him a practical, field-tested perspective on building systems and long-term capital planning. Prior to joining Association Reserves, Jacob worked in the construction industry for general contractors, where he managed and oversaw large-scale commercial projects in project engineering roles. His experience spans multiple phases of construction, providing a solid foundation for evaluating component conditions, life cycles, and funding strategies. Now based in Illinois, Jacob serves clients throughout the Midwest region, applying his technical expertise and analytical approach to help associations plan responsibly for the future. He earned his Reserve Specialist (RS) designation through the Community Association Institute (CAI) in 2024, further reinforcing his commitment to industry standards and best practices.

Charianna Miller

Project Manager

Charianna Miller joined the Association Reserves team in October 2023 as a Project Manager and Business Development Manager serving the Ohio and Midwest region. She began her career in San Diego and Orange County, California, where she managed a large portfolio of community associations of varying sizes. In that role, she oversaw budgeting, capital projects, maintenance planning, and board support, giving her firsthand insight into how long-term financial decisions impact the daily operations of a community.

Her background in community association management naturally led her into reserve study work. With experience navigating real-world operational challenges, vendor relationships, and asset maintenance cycles, Charianna brings a practical, management-focused perspective to long-term financial planning. This unique combination allows her to bridge the gap between on-site community needs and strategic capital planning, ensuring clients receive clear, actionable guidance tailored to their specific properties.

At Association Reserves, Charianna manages reserve study projects across the Midwest while also leading regional business development initiatives and supporting industry partnerships.
