Association Reserves

Clear Funding Plans for
the Places People Value

Association Reserves helps organizational leaders make confident, defensible decisions about the predictable funding needs their properties require.
With nearly 40 years of reserve study leadership, national standards, regional expertise, and long-standing client relationships, Association Reserves turns complex property obligations into clear funding plans boards can explain, managers can act on, and stakeholders can understand.

Nearly 40 Years of Reserve Study Leadership

Founded in 1986, Association Reserves has spent nearly four decades helping leaders understand what their properties will require, what those needs are likely to cost, and how to prepare before predictable expenses become urgent.

From its beginnings in Southern California, Association Reserves grew into a national organization while helping shape the professional standards used in reserve planning today. The company’s approach has always connected the physical realities of a property with the funding decisions leaders must make.

That purpose remains simple: give leaders an honest, well-supported view of what their property will require so they can prepare responsibly and act before predictable expenses become urgent.

What Clients Can Expect from Association Reserves

Clarity for Confident Decisions

We turn complex property information into clear priorities, funding choices, and next steps so leaders can understand what the property will require and make decisions with confidence.

A Sound, Defensible Basis for Funding

Recommendations are grounded in a rigorous process, transparent assumptions, established methodology, and an independent third-party perspective leaders can explain and stand behind.

National Standards, Regional Expertise

Every client benefits from a consistent national approach and a regional team that understands local costs, property types, regulations, and market conditions.

Guidance Beyond the Report

Our role does not end with a completed study. We help leaders understand the findings, discuss the choices, and keep the plan relevant over time through education, recurring updates, client support, and planning tools such as uPlanIt where applicable.

National Standards. Regional Expertise.

Association Reserves’ regional model is one of its greatest strengths. Across 16 regional offices, local teams bring practical knowledge of the markets they serve, including construction costs, property types, regulations, and regional conditions.

Those local insights are backed by shared national resources, data, standards, methodology, and educational content. The result is a reserve planning approach that is consistent enough to trust nationally and specific enough to be useful locally.

Who We Serve

Association Reserves works with organizations responsible for maintaining shared, long-lived property assets. Community associations remain at the center of our work, while the same reserve planning discipline also supports other organizations that need to prepare responsibly for future repair and replacement needs.
