Jim Talaga, RS


Jim began with Association Reserves Washington in 1997 as a field representative, then establishing the regional office in 2001. A resident of Washington since 1978, he has more than 25 years of experience in Reserve Study preparation, custom home construction and real estate valuation. He earned the Community Association Institute’s (CAI) Reserve Specialist (RS) designation and has the distinction of being RS #66. Jim has participated in over 5,000 Reserve Studies representing a wide range of facilities and interests. He is a frequent author, speaker, and instructor in the Community Associations industry. Jim is a former member of the Board of Directors for CAI’s Washington chapter and the current Co-chair of their Legislative Action Committee. He played an active role in the 2008 Washington Reserve Study/account bill as well as recent amendments that were signed into law by Governor Gregoire in 2011. Jim enjoys boating, snowboarding, playing guitar and spending time with his wife, three sons and daughter.

Douglas White, AIA, RS
Senior Project Manager/Architect


Doug has a Masters Degree in architecture from the University of Wisconsin, Milwaukee and joined the Association Reserves Washington family in 2009. He is a licensed architect in three western states and a Community Associations Institute (CAI) credentialed Reserve Specialist (RS #199). Doug’s strong technical background allowed him to rise quickly in capabilities to the Senior Project Manager position. Association clients benefit from his over 20 years of architectural experience, including multi-family design, repair and renovation, building envelope issues, and Reserve Study preparation. Doug’s expertise covers a variety of multi-family building types, including condominiums, senior housing, and low-income housing facilities. He is an active member of the American Institute of Architects (AIA), the National Council of Architecture Registration Boards (NCARB), and the Seattle Building Enclosure Council (SeaBEC). Doug is a long time season ticket holder for the University of Washington basketball program.

Susan Oord, RS
Project Manager


A graduate of the University of Washington, Susan started working for Association Reserves in 2008. Her constant attention to detail and dedication to get the job done right gives clients the information they need to make well-informed decisions. Susan is a Community Associations Institute (CAI) credentialed Reserve Specialist (RS #191) and serves on the Education Committee for the Washington Chapter of CAI. Prior to joining the Washington regional office, Susan spent 14 years providing valuation services to approximately 5,000 Puget Sound area properties. The combination of her analytical skills and hands-on Real Estate experience suits her well as a Project Manager. Susan enjoys spending time outdoors with her husband and two daughters.

Michael Fleming, RS
Senior Project Manager


Michael joined Association Reserves in 2004 and since then his wide range of experience includes involvement in over 1,000 Reserve Studies. Client projects have included small to large condominiums and HOA’s, high-rise buildings, master planned communities, mixed-use buildings, resorts and condominium conversions. He consistently provides understanding with attention to detail while helping clients to achieve effective results. Michael earned his Reserve Specialist (RS #153) designation in 2008 from the Community Association Institute (CAI). Mike enjoys spending time with his wife and two daughters.

Karen McDonald
Project Manager


Karen joined Association Reserves Washington in early 2015. A graduate of Western Washington University, Karen spent nearly 15 years in the community management industry and holds the Professional Community Association Manager (PCAM) designation. Karen’s management experience brings a direct, community minded approach to reserve studies and she works with associations to present accurate and clear results. Karen is a frequent author in the community association industry and currently sits on the Board of Directors for the CAI Washington State Chapter (WSCAI). She is the former editor of the WSCAI Journal, current member of the Communications Committee, and was the 2013 WSCAI Volunteer of the Year. Outside of the office, Karen enjoys horseback riding, camping, crocheting and do-it-yourself home improvement projects. Karen is currently working on her RS designation.

Nathan Rupcich
Project Manager


Nate has a degree in architecture and environmental design from the university of Cal Poly, San Luis Obispo. He joined Association Reserves in 2016 and brings with him a diverse background. He has worked on many architectural design projects in the NYC and Seattle areas as well as worked for a home improvement show on HGTV. Previously he worked with a developer in California wearing many hats as a designer, construction manager, leasing agent, and owner’s representative for many projects. His experience gives him a broad understanding of all aspects of buildings, projects and their residents which will be essential at Association Reserves. Nate spends his time with his wife and daughter and enjoys home improvement projects, cooking, and a good game of baseball.

Mike Walker
Project Manager


Mike began his career at Association Reserves Washington in 2016 after twenty years in the property/association management industry. His satisfied clients included small to large condominiums and HOA’s, high-rise buildings, mixed-use buildings, and resorts. He earned a Bachelor of Arts from the University of Hawaii 1993, double-majoring in Political Science and English Literature, and transplanted his family to Seattle in 2004 after living on Maui and the Big Island for thirty years. Mike takes pride in staying organized and delivering a quality product or service in a busy working environment while maintaining a refined sense of humor and a full personal life. The several articles he has written for “The Journal,” the magazine of Washington State Community Associations Institute seem to reflect that balance. Outside the office Mike enjoys reading theology and politics, fixing broken stuff, working out, drinking an occasional craft beer and smoking a good cigar.

Rachel Drew
Project Manager


Rachel joined Association Reserves in 2015 as an on-site Community Association Manager at a large scale community in Tacoma, WA. Her experience includes on-site management at high-rise Condominiums in Seattle, WA, supervision in building maintenance and an extensive background in Customer Service. Rachel started her career in Association Management shortly after graduating from the University of Washington in 2006 with a BA in Arts and Sciences. As a former Community Manager, she believes that a Reserve Study is an important tool for all Communities and is looking forward to a long term career in providing such necessity. In her spare time, Rachel enjoys spending time with her family and friends.


Rich Dubuque
Project Manager


Rich started with Association Reserves at the beginning of 2018. A native of New England, his life as an Army brat brought him to Washington in 1989 where, with the exception of a short stint in Anchorage, he has lived ever since. He brings to Association Reserves years of association management experience. His clients have included small to large condominium and homeowner associations, in both suburban and urban settings, including high-rise buildings. Prior to association management, Rich worked with property taxes and escrow accounts. His history in the real estate industry has brought a great appreciation of the importance of a Reserve Study as not just a budgeting tool, but an instrument to help maintain and enhance a community in hopes of community harmony and increased values. Rich’s attention to detail, communication skills, and appreciation of history provide accurate and concise reports. In his free time, he enjoys reading history, politics, and 20th Century novels, watching sports, having a beer with friends, and taking walks with his Great Dane, Walden.


Stephanie Smith
Office Manager


Stephanie began working for Association Reserve in 2006. Her background prior to joining our firm consisted of Human Resources, Customer Service, and Office Administration in the mortgage and accounting fields. As the Office Manager, Stephanie shepherds Association clients through the proposal, go-ahead and report delivery stages to ensure consistent file information. She is also involved in the accounting, payroll, and other business functions of the Washington regional office. Her free time is spent with her two boys, family and friends.
